Pet and Animal Policy


Please review our animal/pet policies and profile requirements: hollandprop.petscreening.com. For the application to be considered complete, each applicant is required to have a completed and processed Pet, No Pet, or Assistance Animal screening profile.

Occupancy Policy



Two persons are allowed per bedroom plus one extra in total. (i.e. 3 bedroom maximum occupancy is 7) An exception will be made for a child under 2 years old sharing a bedroom. Bedrooms are defined as a space primarily used for sleeping, with at least one window and a closet for clothing.



Smoking Policy






Our units are smoke-free. Smoking or vaping of any type will NOT be permitted on the premises, including the garage. Growing cannabis on any part of the premises, including common areas, is prohibited.



Eviction Policy




1. Holland Properties, Inc. strictly adheres to Oregon's state laws governing tenant evictions, focusing on clear communication, thorough documentation, amicable solutions, and adhering to all legal requirements.


2. Grounds for eviction may include non-payment of rent, lease violations, and holding over the lease agreement after termination, with specific notice requirements for each.


Maintenance & Safety Policies


  1. Establish effective communication channels for tenants to report maintenance issues.
  2. Conduct regular property reviews and maintenance of all common areas, systems, and individual units to ensure they are in good repair, safe, and sanitary, thereby ensuring each property complies with HUD regulations and fair housing laws and remains a safe, habitable, and accessible environment for all tenants.
  3. Emergency repairs affecting health and safety will be promptly addressed. Non-emergency maintenance requests must be completed within a reasonable timeframe.
  4. Comply with all local, state, and federal health and safety regulations, including but not limited to, lead-based paint, asbestos, and mold management.
  5. Maintain comprehensive records of all maintenance activities, including requests, property reviews, repairs, and accessibility modifications, noting dates, actions, outcomes, and tenant feedback.


Disability & Accessibility Policies

2. Establish effective communication channels for tenants to request reasonable accommodations or modifications.


3. Under Section 504 of the Rehabilitation Act and the ADA, landlords must provide necessary accommodations and modifications at their expense, unless it poses an undue financial burden, for Tenants with disabilities to ensure equal access and enjoyment of their dwelling.


4. Modifications due to disability can be tenant-funded, if they agree to restore the premises to the pre-modified condition before vacating. Holland Properties, Inc. must approve modifications and contractors in writing, with all required permits/licenses.


5. Landlords can request verification of a disability from a qualified professional to confirm the need for the accommodation and its connection to the disability.
