There is only a limited time to do quite a few tasks in order to collect your tenants rent on October 1. We can get it done! We have the staff and the processes but you will need to hurry on the paperwork.
Unlike much smaller companies we have enough staff to have tighter accounting controls. For example any time money leaves our accounts it takes two people at the management level in order to authorize the payments. Has rent been withheld from you at your current company? File a complaint with the OREA.
It is our experience when we bring on properties from struggling property managers that there sometimes could be situations where there was not a lot of active maintenance being performed. We have a full maintenance department with 4 maintenance techs to handle the needs of your property. Please do not be surprised if your existing tenants, once they are informed that there is a new property manager, submit several maintenance requests right away. They have probably been waiting quite a while to get some of their problems fixed.
This is an unusual situation and we are concerned about security deposits. No need to run to the hills yet but we have not yet received tenant security deposits from some of the first properties we onboarded. If we are not able to get the deposits from Precise it will be the responsibility of the property owner to remit those to us to hold in trust for the tenant. We hope that this is not needed but we want to just make sure you are aware.
When transferring property management from one company to another maintenance reserve money is not transferred. The previous PM should reimburse you for any money they are holding (after any expenses due to pay repair bills) and we will collect our maintenance reserve directly from you.
Our systems and process are top notch as you would expect from a company run by a couple of people from the IT industry and 25 other excellent people. But... timing is important in this particular situation. Rents are next due October 1st and that leaves a limited amount of time for paperwork, contract, and getting appropriate notice to the tenants.
