We occasionally get requests to advertise and show a property before owners or current tenants have moved out. While we understand that property owners want to get a paying tenant in their property as soon as possible we have found with our experience managing over 750 homes that in general advertising and showing property before it is vacant and ready for move in can actually work against you.
This may be because of several reasons:
- Not able to get good pictures for advertising and bad early pictures 'stick' on some websites we advertise on.
- House may not show well during walkthroughs
- It can be difficult to schedule times for showings
- Owners or tenants present during showings is net good but tenants often do not want strangers roaming through their place without being there.
- The best tenants will not want to have to show a property when they are still living in it, if they are seeing a property that is still occupied they will assume they have to show it before move out as well.
- If a move out is delayed for any reason but a move in is already scheduled legal problems could ensue.
Bad pictures, clutter, inconvenient showing times, owners or tenants in a home during showings all lead to poor showings and reduced applications. People can not imagine themselves living in a home when it is full of other people’s stuff. We will always be able to show a home more easily and maximise your rent if we present a home in a vacant, clean and rent ready condition.
