Peace of Mind Guarantee


Holland Properties promises the service you receive will be excellent, so you will have complete 'Peace of Mind'.  If for any reason you are not satisfied you are never ‘stuck’ as you are not locked into an annual contract.  You can cancel any time with only a 60 day notice.



Lease Break Guarantee


If a Tenant breaks their lease agreement early, it can be a significant financial burden for the investment property owner as most property management companies charge a new lease fee.  At Holland Properties, we understand one of the downfalls of being a small business owner is the risk of unexpected expenses, so you will not be charged a leasing fee if this situation occurs at one of your properties.


Leasing a property typically includes the following activities that we will do at no charge:

  • Move-out and pre-move-in property reviews
  • Maintenance coordination
  • Online marketing
  • Convenient showings
  • Detailed applicant screening
  • Final move-in coordination
  • Full reporting to the owner included to keep you informed on status
  • New tenant property review at the 3 month point


The fine print:

  • The Tenant must have been placed by Holland Properties, Inc. or have been managed by Holland Properties for 12 months once on-boarded with an existing tenant.
  • Only applies to tenants in annual leases (not month to month)
  • This program is funded by lease break fees that Holland Properties attempts but does not always collect from the outgoing tenant
  • The lease break guarantee is for tenant related issues. For example if the owner does something to create the situation to cause a lease break, like not paying the mortgage or HOA payments or not approving a maintenance issue in a reasonable time, Holland Properties will not honor this guarantee.
  • There are situations where legally a tenant is not required to pay a lease break fee. They include domestic violence situations, bias crimes, reasonable accommodation requests, and US military deployments among others.  In these cases the lease break guarantee does not apply.



Pet Protection Guarantee



Properties that allow pets have a significantly larger Tenant pool resulting in renting properties faster.  Tenants with pets tend to live in a property longer lowering turn frequency and cost.  Over half of all renters have pets!


Carefully screened pets are the best pets in your home, but sometimes damage still happens.  At Holland Properties we understand one of the downfalls of being a small business owner is the risk of unexpected expenses. The Pet Protection Guarantee has been developed to help cover these expenses when they are incurred at your investment property.

 

With this guarantee Holland Properties covers any pet damages to the home above normal wear and tear that exceed the Tenant security deposit and pet deposit (if any) up to an additional month worth of rent.


What you get:

  • Professionally screened pets.
  • The amount paid is up to, but not exceeding, the equivalent of one month’s rent as specified in the current Tenant lease agreement.  This is in addition to any Tenant security deposit.
  • Peace of mind knowing you have more expense coverage for pet damages beyond the Tenant security deposit amount.


The fine print:

  • It must be a pet that was screened by Holland Properties and not inherited at property on-boarding.
  • This program is funded by pet rent collected from the tenant, if residential landlord laws change to disallow charging tenant pet rent, the program will end.
  • If the property is new to Holland Properties with an existing pet and/or the property is on the old program this guarantee does not apply.  At tenant turn the property will be automatically entered into this guarantee.
  • Not all animals are screened and this guarantee does not apply to any un-screened animal.



Best in class Eviction Protection Program

Holland Properties screens tenants well. Visit the screening criteria on the vacancy page to review the screening requirements. Rarely does an eviction occur but we don’t have a crystal ball to see the future and bad things can sometimes happen.


Eviction of a tenant is a justifiable fear for any rental home owner. The expense can be a large out of pocket expenditure, often putting the investment property owner in the red for months. Evictions are becoming more common; squatters, roommates that won’t leave, and folks that just can’t pay (or won’t).  Evictions are a serious matter for property owners and the costs can easily reach into the thousands of dollars.


At Holland Properties we understand one of the downfalls of being a small business owner is the risk of unexpected expenses. This is why we have developed a special program to help cover these expenses when they are incurred at one of your properties.  We strive to provide the very best when it comes to eviction protection. 


For the low monthly fee of 0.5% of the monthly rent per unit, we will protect you from the following:

  • Court filing fees
  • Multiple trips to the courthouse
  • Preparing and serving notices
  • Mediation costs
  • Representation at first appearance
  • Trial expenses
  • Attorney expenses
  • Scheduling the lockout with the Sheriff’s department
  • Attending the lockout with the Sheriff
  • Locksmith costs if needed
  • Time at the property during the move out


The fine print:

  • The Tenant must have been placed by Holland Properties or have been with Holland Properties for 12 months since the management start date.
  • Holland Properties reserves the right to not allow a property to be in the program.
  • The amount paid is up to, but not exceeding, the equivalent of one month’s rent as specified in the current Tenant lease agreement.
  • Physical property damage and loss of rent are not covered.
  • Cancel anytime and the program will terminate at the end of the following month to allow processing time.
  • If you own multiple properties or units coverage is for all or none and each pays the fee.
  • The eviction coverage is for tenant caused issues. For example if the owner does something to create the situation, like not paying the mortgage or HOA payments or not approving a maintenance issue in a reasonable time, Holland Properties cannot be held responsible for the eviction expenses.
