hollandprop.petscreening.com. For the application to be considered complete, each applicant is required to have a completed and processed Pet, No Pet, or Assistance Animal screening profile.
Tenants must have renter’s insurance with a minimum of $100,000 liability coverage for fire, smoke, explosion, sewer backup/overflow, and water damage. All Tenants must be named as insured on the policy, with Holland Properties, Inc. listed as an “Interested Party” for notifications on renewal, cancellation, policy changes, or removal. Proof of insurance is required before move-in and annually at lease renewal and failure to provide proof is a lease violation.
Landlord is not liable for damages not caused by Landlord or agents; Tenant assumes all liability for personal injury, property damage, or loss. Landlord will not compensate for damages from other sources or Acts of God unless required by law. Households earning less than 50% of the area's median income are exempt from the yearly proof requirement. Policy updates can be made anytime via the tenant portal.
Two individuals are allowed per bedroom plus one extra in total. (i.e. 3 bedroom maximum occupancy is 7). An exception will be made for a child under 2 years old sharing a bedroom. Bedrooms are defined as a space primarily used for sleeping, with at least one window and a closet for clothing.
Our units are smoke-free. Smoking or vaping of any type will NOT be permitted on the premises, including the garage. Growing cannabis on any part of the premises, including common areas, is prohibited.
